House Surveys and buying Property
We understand that buying a house can be challenging. With a wide range of properties in the Wakefield area, varying in design, construction, and age, you want to ensure you’re choosing the right home.
Why you should get a survey
A survey is a document identifying the condition of a building at the time of inspection. A house survey is important for buyer and seller alike to prove that any defects that were discovered at the time of the survey have been repaired or remain unchanged.

RICS Reports
Charters-Reid Surveyors Ltd are a member of RICS which ensures high standards in our industry.
RICS is an independent professional body originally established in the UK by Royal Charter. Since 1868, RICS has been committed to setting and upholding the highest standards of excellence and integrity – providing impartial, authoritative advice on key issues affecting businesses and society.
Below is an outline of the different level of RICS report we can perform for you.

Valuation Report (RICS Level 1)
A valuation report is basic report, providing a brief description of the property with a valuation included based on the market conditions at the time of the valuation. Valuations make specific assumptions for each property as the clients requires.
This report is suitable for a shared ownership valuation, right to buy valuation, probate/inheritance tax valuation, matrimonial valuation, capital gains valuation, and portfolio valuations.

Home Mover Report (RICS Level 2)
The peace of mind report is our most popular and economical, providing a valuation and a building reinsurance figure. It will comment on structural issues, damp, timber infestation, roof, walls and floors.
The survey will also provide advice for your solicitor and a general list of repairs and advice. Buying property is a large investment and a house survey will protect your investment. Remember, value equals condition.

Building Survey (RICS Level 3)
Building Surveys, also known as level 3 reports, are specifically designed for older (built before 1900), larger properties and historical dwellings. This house survey will highlight defects, causes and remedies, as well as identify significant and urgent issues. Our surveyors will discuss general requirements and building alteration proposals. The pathology of the building is often discussed.
